Micromanagement
Rely on recommendations from community committees. Cure the epidemic of “Micromanagementitis” causing committee volunteers to resign demoralizing the community
Seek Community Input
Solicit community input before making significant decisions. Decisions made without consulting the community result in resentment and poor outcomes.
Minimize the Drama
Change the tone. We have all traveled through life and done just fine. We need common sense rules without the heavy hand of an overbearing HOA
Eliminate closed door meetings
Transparency and community harmony necessitate that decisions be made openly and in the light of day
The Elephant in the Room "Dan Said"
Many of our problems stem from the developer selling lots based on false promises and misleading expectations. It's time for an honest conversation with the developer.
Issues that need to be addressed
Safeguarding Our Money. We should be investing excess cash and reserves in risk free US Treasuries. Our money should be placed with a financial fiduciary not with the revolving door of Management Companies
Financials Expenditures outside the approved annual budget over 10k should be voted upon. Residents should be given an opportunity to provide input on budget priorities. Our money should be spent wisely Dues increases should be managed conservatively while adequately maintaining our infrastructure.
Annis Contract. Our six-year landscaping contract should be revisited. Instead of cutting grass unnecessarily, labor should be redirected to needed services such as pruning branches that overhang and encroach upon our roads.
Roads Our roads are our greatest asset. Our financial priority should be to maintain this infrastructure
Coleton's Swimming Hole The Community overwhelming voted that the Board take no action to restrict access to this community amenity. This vote should be honored. There is a legal opinion that argues that these property owners cannot restrict vehicle access over this easement. If the affected property owners think that they have the right to restrict this access, then they should be the ones to carry the expense and burden of proof not the community.
Management Contract. The contract should be reviewed annually and extended on a year-to-year basis. We should think twice before paying a 30K termination fee to not renew a contract
Trails What happened to our 39 miles of Trails? Our trail easements have been systematically canceled as the developer sells affected lots. Our existing trails and easements need to be protected. Over time our trail system can be expanded and connected as willing private landowners work cooperatively to reclaim this valuable amenity.
Community Watch Our community is safe and let's keep it that way. A community watch group would be an effective way to give residents a greater sense of security.
Forum Censoring and ignoring issues does not make them go away. We had a group of respected community members who had a well thought out plan to re-launch and monitor the Forum. Why was this group rejected in favor of an anonymous group unwilling to reveal their identities?
The Lodge should be open to the community 24/7 for resident emergencies and convenience. There was No reason to overreact and punish the community because an unfavored resident harmlessly slept on the couch one night.
